Today, KPF and SL Green celebrate the milestone for the renovation project, an office building overlooking Madison Square Park.
On track for completion in November 2023, KPF’s design for the project updates an existing, mid-century podium, retaining 67% of the building’s original structure, and adds an elegant new tower. The redesign is forecast to result in an energy reduction of over 60% against the AIA 2030 Commitment baseline. One Madison Avenue is currently 55% leased, drawing interest from leading tech and investment firms seeking Class-A office space in the heart of the city.

KPF’s previous renovation projects in New York include Hudson Commons, winner of the ULI Award of Excellence in Office Development, and current projects include 660 Fifth Avenue, where Australian financial-services company Macquarie Group has signed on as the anchor tenant.
