The KPF-designed residential tower offers 106 boutique residences nestled between Biscayne Bay and the nature preserve of Simpson Park.
“The triangular site gave us a rare opportunity to bring together three extremely unique conditions—the landscape of the nature preserve, the bay, and the city—within one sinuous architectural form,” said Jeffrey Kenoff FAIA, Principal at KPF. “The building responds to each while creating broad exposures and a direct relationship between the residences and their surroundings. The architecture is a result of its context, but ultimately, it’s about the human experience.”
With emphasis on fluidity, the project offers soft geometries throughout, including the building envelope, which is accentuated by an undulating profiled horizontal band and five-foot-wide, floor-to-ceiling glass panels, approximately 25 percent wider than comparable developments in Miami. Together, the band and the glazing bring material richness, color, and movement to the façade as it wraps around the tower’s form. That expression continues uninterrupted down through the parking podium as a singular form, carrying the building’s aesthetic to the ground, where a glass storefront opens the base to reveal activity within.
