John Bushell Discusses the Design of 70 Gracechurch Street with the City Architecture Forum

The KPF Principal illustrated the application of KPF’s “Keep and Add” approach to adaptive reuse in a presentation on Tuesday, December 2.

70 Gracechurch Street is a 33-storey tower in the heart of the City of London, incorporating the adaptive reuse of a former department store, with a new office structure built above. The design builds on KPF’s expertise of adding density while retaining embodied carbon and aligns with the owners’ aspirations for a market-leading, sustainable redevelopment.

An earlier scheme, involving demolition and rebuild, was consented in 2020. After Acquiring the site, Stanhope and Ontario Teachers’ set ambitious targets for an overall step change in the sustainability agenda. John explained how the design team worked through this more complex brief to define an optimal solution.

Hosted by JJ Sarralde of The Townscape Consultancy, the event featured a presentation by John, followed by a panel session with Nick Jarman of Stanhope PLC, Richard Ward of DP9 Limited, and Russell Whitehead of Robert Bird Group.
