Located in Mumbai’s Kalina BKC district, the office tower marks a significant milestone for the city’s commercial landscape, promising to catalyze economic growth and set new standards for workplace design.
The project is set to deliver eleven floors of next-generation office space, complemented by generous amenities and outdoor space. Its proximity to major transit corridors—including the BKC Connector Road, Santacruz–Chembur Link Road (SCLR) extension, upcoming Metro lines, and the Mumbai–Ahmedabad Bullet Train terminus—will ensure seamless connectivity for tenants and visitors alike.
“This new building combines the best of office, hospitality, and global design—while resonating with the cosmopolitan urban identity of Mumbai—thanks to the outstanding collaboration of a highly international team,” says KPF Design Principal Ko Makabe. “It has been a pleasure to work with Hines and Kanakia on this transformative project, which will set a new standard for office developments in Mumbai and worldwide.”
The newly unveiled building will overlook more than 200 acres of the low-rise Mumbai University campus and its expansive green open spaces. This strategic location not only offers sweeping views but also places the development at the heart of one of Mumbai’s most dynamic and well-connected neighborhoods.
Designed to perform at the cutting edge of sustainability and technological standards, the tower is targeting certifications such as LEED, WELL, WiredScore, and SmartScore. These ambitions reflect a commitment to environmental responsibility, occupant well-being, and digital infrastructure, positioning the project as a benchmark for future office developments in India.
The development is expected to have a significant impact on Mumbai’s business ecosystem and the broader Indian economy. By providing world-class workspaces and amenities, and by leveraging its proximity to Mumbai University, the project is designed to attract leading businesses, foster innovation, and nurture entrepreneurial ambition among the city’s emerging talent.
