The KIPCO Tower transforms its site into a landmark for Kuwait through a design influenced by the sea and sand, two historically important elements in the environment of the region.
The project is comprised of two towers connected through a mixed-use podium. The first portion is an office tower that rises above the city offering unparalleled views. The tower has an orientation that maximizes its presence on the skyline with a simple and elegant figure. KIPCO Tower’s office space is arranged over 50 floors and is designed with a central core for efficiency and ease of construction. The space is flexible and can easily be sub-divided into multiple tenancies. Atria are placed within tower to mark special points in the building and to provide a unique range to the office environment.
The residential building is a mid-rise that maximizes views for the living spaces while minimizing solar gain. Like the office tower, each residential floor is designed to provide flexibility in terms of the type and number of units accommodated.
The two buildings are connected through a podium, containing public spaces, retail shops, and restaurants. This connects directly to a parking structure, adding an important visual element to the complex. It is covered with a lightweight fabric roof to protect users from the environment and to provide a unique and organic structure. The project opens to a public space which is a lively and an active focal point for the entire complex, welcoming individuals into the project.
