T. Rowe Price Headquarters Wins 2025 ULI Baltimore WaveMaker Award

The new waterfront headquarters has received a 2025 ULI Baltimore WaveMaker Award, honoring its exemplary contribution to the city and revitalization of its Inner Harbor.

Situated at the gateway to Baltimore’s Inner Harbor, the T. Rowe Price Headquarters establishes a distinctive global presence for the Baltimore-based investment management firm. The design comprises two buildings joined by a lobby atrium and capitalizes on the site’s waterfront location with walkable connections between a landscaped central plaza and the adjacent Point Park. Clad metal and glass, enduring materials that celebrate the site’s industrial past, and accented by wood and softer elements, the headquarters offers expansive harbor views and abundant natural light throughout its interior spaces. The project’s pedestrian scale and inviting public realm foster connectivity and community engagement.

As a key component of Harbor Point—a 27-acre mixed-use neighborhood—the headquarters anchors a vibrant waterfront district that is reshaping Baltimore’s urban edge. Targeting LEED Gold certification, the redevelopment of this former brownfield site included advanced environmental remediation and landscaping with native plant species, reconnecting the city to its environmental roots. The ULI Baltimore WaveMaker Award recognizes the headquarters as a model of visionary design, sustainability, and placemaking, setting a new standard for urban renewal in Baltimore.
