A catalyst for sustainable community and urban growth, the global headquarters building has been honored in the unbuilt project category.
Situated at the prominent Harbor Point on Baltimore’s Inner Harbor, the T. Rowe Price Headquarters creates a catalyst for the city’s sustainable, community, and urban growth. In lieu of the traditional office building that would maximize efficiency through compacting and optimize cost through stacking, the design team set forth a different set of principles that would seek value around re-connecting a community to its place as well as redefining a flexible and future-thinking workplace for the next generation. “Converting Harbor Point from a brownfield site opened new opportunities to reestablish pedestrian fluidity for the city’s urban edge.” says KPF Design Principal Jeff Kenoff. “Through humanization in scale, site porosity, and use, the T. Rowe Price HQ not only seeks to revitalize the harbor front but set a new standard for extending the city’s urban fabric.”
The building, clad in glass, wood and steel, maximizes views of the harbor and facilitates the infiltration of natural light into the interior spaces. In addition to a variety of office spaces, the project includes retail and amenity spaces, a central plaza, and is adjacent to the 4.5-acre Point Park. “What was a vast brownfield site in the early 2000s is now home to a thriving new development in Baltimore’s urban fabric,” says KPF Director Greg Mell. “Winning the NOMA Phil Freelon Award underscores the profound impact that the T. Rowe Price Headquarters has had in serving as a catalyst for reconnecting community and place.”
Greg Mell, accompanied by Jeff Kenoff, led a walking tour of the new building as part of the 2024 NOMA Conference. The tour focused on KPF’s transformation of the major brownfield site into a mixed-use environment defined by connectivity and community and was followed by the announcement of winning projects.
