One Madison Avenue Wins ULI NY Award for Excellence

The adaptive reuse building in Manhattan’s Flatiron District was recognized in the Office Development category in this year’s Urban Land Institute (ULI) awards program.

“This project represents what’s possible when design, innovation, and stewardship come together—a reinvention of a historic structure into a modern, healthy, and flexible workplace,” said KPF Senior Associate Principal Andrew Werner as he accepted the award.

A transformation of an existing mid-century building, One Madison Avenue brings flexible, Class-A office space to one of Manhattan’s most storied neighborhoods, steps from Madison Square Park. The design gut renovates the podium and retains and repairs its  original limestone façade, while adding an elegant new tower clad in a glass curtainwall that establishes a dialogue between the landmarked 5 Madison Clock Tower and a contemporary workplace. Over an acre of outdoor space and multiple landscaped terraces offer exceptional views of the park and surrounding skyline.

The project was designed to minimize embodied carbon emissions by retaining nearly 67% of the building’s original structure and improve operational performance significantly, enough to comply with the 2030 building emission targets set by NYC’s Local Law 97—the city’s landmark climate law.

ULI was founded in 1936 as a nonprofit research and education organization, dedicated to creating better places through the open exchange of ideas, information, and experiences. The Awards for Excellence in Development recognize outstanding development efforts in the public, private, and nonprofit sectors.
