One Madison Avenue Reaches Full Occupancy

The 1.4 million square-foot tower in Midtown Manhattan is now 100% leased less than three years after KPF completed a dramatic adaptive reuse and overbuild.

At One Madison Avenue, KPF transformed an outdated mid-century structure into a new, 21st-century, Class-A tower by using the existing structure as a podium, atop which to build an elegant glass tower. The high-performance design has attracted high-profile occupants including IBM, Franklin Templeton, Daniel Boulud’s steakhouse La Tête d’Or, and Chelsea Piers. Most recently, Harvey AI, a leading artificial intelligence platform for legal and professional services, signed a lease to double its footprint in the building to 185,326 square feet, bringing One Madison Avenue to full occupancy. SL Green leasing director Steven Durels calls the news, “The ultimate endorsement of our future-forward product.”
