This conservation-led development sets a new benchmark for community-led regeneration and contextual urban design within one of London’s most dynamic areas.

Shoreditch Works will create a regenerative business hub that improves the area’s historic character while delivering the increased density necessary for commercial viability. The scheme provides much needed workspace and residential uses, alongside community use, artist studios, and research space.

New-build elements were carefully integrated.  The materiality and form of the design acknowledges Shoreditch’s industrial past, while incorporating a contemporary design language that references historic building patterns. New pedestrian routes have been created to open the heart of the block, leading to Rose Yard. At the ground floor of the Verso Building, an urban room opens onto the Yard and serves as a flexible community space.

The existing site includes a mix of heritage buildings, low-quality post-war construction, and more than 3,600m² of non-accessible open space. Retention and retrofitting of existing structures were prioritised—about 48% of the original fabric has been retained, lowering the development’s whole life carbon.

Shoreditch Works represents a growing awareness across the built environment professions that successful urban regeneration requires more than architectural intervention alone. By placing community partnership and regenerative principles at its heart, the scheme offers a template for sensitive development within historic urban contexts, benefitting existing communities while meeting the demands of London’s evolving economy.
