With a striking form and rich materiality, The Residences at Mandarin Oriental, Miami serves as a beacon of relaxation on Miami’s Brickell Key and houses what is soon to be the brand’s newest North American flagship hotel.
A Lighthouse and an Anchor
The two towers of The Residences at Mandarin Oriental, Miami occupy the southern tip of Brickell Key, rising like a lighthouse above Biscayne Bay and architecturally anchoring Miami’s downtown. With such a sensitive and prominent site, the form and materiality of the project are designed to differentiate the towers from their all-white neighbors, announcing the new destination while tastefully blending with the sky and the water.
Sculpting a Beacon for Brickell Key
The towers rise from the ground as an extension of the island, employing sinuous forms that echo its curved waterline.
The two towers are curved in profile like sails on the water, bending outward toward the ocean.
The tallest tower is all residential, housing two- to four-bedroom homes and two duplex penthouses. The smaller tower is split between residential and hotel. Both rise from a podium of green amenities that weave together the towers’ bases while echoing the island topography.
Their embossed metal spandrels are gradated from a brassy brown to white, providing the tower with a material elegance that feels grounded yet airy and light.
Taken together, the towers create a beacon for Brickell Key that is both visually iconic and quintessentially Miami.
Color in a Sea of White
With Miami’s downtown being largely made up of white, orthogonal towers, The Residences at Mandarin Oriental, Miami feels like a golden pendant on a string of pearls—elegant, iconic, but not out of place.
Maximizing Views, Optimizing Efficiency
Despite its organic appearance, every element of The Residences at Mandarin Oriental, Miami was thoughtfully planned with the aid of proprietary design software to optimize the luxury living experience for guests and residents.
View Value
We learned where the highest and lowest value views were around the tower, and scripted a program to quantify them. After generating over 50,000 permutations of plans, we were able to fine tune the tower to increase area where it added value through views while reducing the building’s total slab size.
Getting It Built
Once a form was determined, our designers used similar technologies to break complex curves down into constructable components, maintaining the design intent while keeping the cost and construction timeline efficient.
Lifestyle Defined by Design
The towers and the grounds between them are infused with grandeur down to the finest detail, providing guests and residents with an atmosphere of crafted luxury.
The experience begins at the podium, an indoor-outdoor, highly amenitized and lusciously green series of interwoven spaces.
Restaurants, pools, and gardens spill out from the bases of the towers toward the water.
The units likewise blur indoor and outdoor living. Structural columns are located outside of residences on wrap-around balconies, enabling expansive unobstructed interiors.
A third of the units have three exposures, providing residents with daily views of both sunrise and sunset.
Global Expertise Brought to Miami
The architecture of The Residences at Mandarin Oriental, Miami aspires to provide a lifestyle of luxury that, as a new flagship location for Mandarin Oriental, further establishes and elevates the hotelier’s brand.
Doing so requires drawing on the global knowledge of the team, including KPF and Mandarin Oriental’s deep experience in Europe and China. This global expertise is brought to Miami to create a building that synthesizes mixed-use program with site sensitivity, thoughtful craft, and high-performing architecture as an expression of luxury island living.
