A model for sustainable regeneration, EXTM is a new urban plan for a community of 3,000 people, centred around the former Trotto racetrack on the periphery of Milan. A network of streets and buildings, informed by the rich local heritage of modernist architecture, forms a mixed-use neighbourhood connected by a 1km park that supports biodiversity.

EXTM is a community-oriented project that integrates a series of landscaped courtyards, amenities, and a 50,000-square-meter public park.  Accommodation has been planned to support a diverse community, featuring multi-generational housing and 700 social housing units.

Social value is achieved through the implementation of well-programmed, well-designed buildings including a 3,600-square-meter urban market, a creatively repurposed former stables now serving as a key gateway into the community, and 4,400 square meters of athletic facilities designed that honor the districts proud sporting tradition.

The project is targeting the highest international ESG standards, aiming for LEED Gold and NZEB (Net Zero Energy Building) certifications. The plan prioritizes pedestrians over vehicular traffic to create a walkable neighborhood and reduce air pollution. EXTM is one in a series of regeneration projects that support the city’s green network and contribute to the ecological renaissance of Milan.

EXTM serves as a new model for social housing and 21st-century living, providing a vibrant urban destination filled with greenery, sports, and affordable housing.
