The KPF-designed repositioning project was honored as the Redevelopment of the Year in New York City for its integration of past and future and its impressive tenant occupancy.
KPF transformed One Madison Avenue into a flexible, Class-A office space, with a design that complements its landmark neighbor. In addition to updating a mid-century podium while retaining 67% of the original structure, KPF added a glass tower and multiple terraces above. The project’s tenants include IBM, Franklin Templeton Investments, and Chelsea Piers.
Andrew Judd, Chief Operating Officer at JRT Realty Group and an award juror noted how the project represents the “addition of a large, amenity-rich, forward-looking, 21st-century development at an established 19th-century building, all in a currently challenged marketplace.” Ronald Cohen, Chief Sales Officer at Besen Partners and fellow jury member, praised the “incredible light and air and wellness benefits,” and how the project was “modernized into an inviting workplace environment, with five-star [food and beverage] hospitality integrated and a rooftop to boot.”
