A three-building, mixed-use development on the Fort Point waterfront, Channelside integrates residential, lab, office, and retail space while emphasizing pedestrian-friendly sustainable design.

Replacing an existing surface parking lot, the project introduces over 3.5 acres of open space to the site, bringing a new public amenity to the neighborhood. The green space weaves through the three buildings, which include approximately 370 units of housing, 320,000 square feet of office space and approximately 375,000 square feet of lab and research and development facilities. The plan also incorporates more than 50,000 square feet of mixed-use space designed for retail, restaurant, and civic uses.

Accentuating the major pedestrian pathways throughout the site, the massing of each building harmonizes with the existing scale and character of the surrounding neighborhoods. Subtle fillets at the corners recall the unique form of the nearby former Boston Wharf company headquarters, while a material palette of masonry, glass, and metal picks up on the richness of the area’s existing building stock, updated in a contemporary manner.

Targeting LEED Gold certification, Channelside emphasizes resiliency and sustainability through techniques that include integrating a new berm into the site to provide protection from future sea level rise, incorporating several energy efficient features, and more. Area public transportation easily connects Channelside with the Greater Boston region. The plan also promotes bicycle access with a bike share station as well as storage for office employees and visitors.
