For Panorama St Paul’s, an outdated 1980s office building was transformed into a contemporary mixed-use development, featuring a new street through the site, becoming a gateway destination into London’s Culture Mile.

The transformation modernises the design of an existing building in a series of architectural interventions, creating flexible workplaces with larger office floor plates and plentiful outside space. At every opportunity, office floors were provided with their own external terraces, created by a stepped composition of new bays.

The project improves the building’s environmental performance and minimises environmental impact by reusing Portland stone from the existing building, employing modular construction methods, specifying low carbon materials, and adopting a zero to landfill policy. 81 Newgate Street will be net-zero carbon enabled.


Mining the Urban Quarry

As a part of our sustainability strategy, the KPF team recognized the value of the Portland stone and granite that make up the existing building and chose to view the old office as a quarry. The new façades are a completely rearranged assemblage of the stone from the original exterior combined with harmonious terra cotta to create a modern aesthetic that remains rooted in the building’s local context.
