Located in the heart of Mumbai’s BKC district and overlooking the green spaces of Mumbai University, Project Delta harmoniously integrates a tech-forward office building into the local landscape, community, and urban environment.
At the heart of Project Delta is a new public realm created by lifting the building off the ground, allowing the landscape to flow beneath and around the structure to create an urban oasis. This approach establishes a series of outdoor spaces at multiple tiers: a sunken garden plaza, an activated ground plane, and a rooftop terrace with sweeping city views. The massing of the project is defined by two distinct, curved volumes that rise in parallel and are unified through a continuous central façade expression. The façade’s elegant vertical rhythm and gentle curvature accentuate the building’s dynamic form, while transparent glazing maximizes daylight and thoughtfully angled fins reduce glare and aid thermal regulation.
