One Lady Bird Lake sets a new benchmark for waterfront living in Austin, Texas. Bolstering the city’s unique identity, it establishes a new destination where architecture and landscape converse through form and material.

The building’s low, 18-story silhouette settles into its site rather than rising above it, folding into an H-shaped plan that opens itself to the lake on both ends, multiplying the number of corner units and balconies with water views across its 101 luxury condominiums. The façade is composed of a recessed grid of rich green metal frames with bronze-toned accents set in deep relief against glass. The sinuous profile of this edge creates an elegant interplay of light and shadow, giving the building a dynamic, ever-changing presence and a sense of scale, particularly when viewed from across the water.

Every residence on the top floor opens onto a wide, shaded loggia with uninterrupted views of Ladybird Lake and downtown Austin. The three-story podium houses nearly 30,000 square feet of amenities—including a resort-style pool deck, a spa, a fitness center, and co-working spaces—and steps down toward the water, breaking the building’s form into a sequence of planted terraces that extend the landscape up into the building itself.

At street level, that same greenery wraps an entrance colonnade, carrying the façade’s rhythm to the ground; here, the material shifts from taut metal above to glazed tile and stone, with warm wood and bronze adding warmth. Approximately 6,000 square feet of curated retail and restaurant space activate the public realm, connecting to a public waterfront park, hike and bike trails, as well as a new dock set directly in front of the building.

The building is designed to the LEED silver standard and aims to achieve an Austin Energy Green Building (AEGB) 2 Star Rating.
