North Bund China Central Place introduces a new model of development to Shanghai, seamlessly stitching together a range of retail types on site, restoring cross-cultural narratives and renewing the historic fabric of the North Bund.
Located in one of Shanghai’s growth zones, North Bund China Central Place encompasses an entire city block and provides a commercial and social hub for the Hongkou district. The mixed-use development is designed at an intimate, pedestrian-friendly scale. Welcoming retail streets and public plazas with spaces to walk, gather, and relax are anchored by a central office tower and technology commons and connected to the surrounding city by raised pathways over the surrounding boulevards. A rich material palette of stone, terra cotta, and brick recalls the North Bund’s past as a shipping hub and propels it into the future with cultural and luxury retail attractions.
A lexicon of traditional Shanghainese and European architectural styles informs the design of each building, fusing Western motifs with Chinese artisanship. The adjacent Jewish quarter’s architectural motifs—red-and-gray brick houses, patterned gables, and fluted turrets—are reconstituted into creative boutiques and brand cafés. A low-rise residential section that knits together a network of courtyards is an homage to the 19th-century Shikumen style of lane houses, where daily life unfolds in interior public spaces. The project preserves and incorporates the Shanghai Zhaofeng Yarn Factory, a local historic landmark that dates to 1925, connecting the site’s legacy of manufacturing to its future as a lifestyle hub.
