A transformative mixed-use development, Knox Promenade preserves and enhances the character of an existing district by retaining a historic structure on site, integrating three new high-rise buildings, and enlivening the public realm.
Nestled in a bustling neighborhood known for its vibrant shopping and dining scene, Knox Promenade introduces a dynamic blend of luxury residences, senior living, office space, curated retail spaces, and inviting public areas. The design emphasizes a thoughtful integration of contemporary elements within the historical context of the area. The three distinct towers will inject new life into the block, including a 300-unit apartment building facing McKinney Avenue, a 250,000-square-foot office tower, and a senior housing high-rise with 225 homes facing North Central Expressway. Designed by KPF, the office tower’s massing continues the datum of neighboring buildings and steps in a series of stacked, shifting volumes as it rises.
The project is defined by its inviting public spaces, including plazas, pedestrian-friendly streets, and green areas. The three buildings open onto a leafy interior courtyard filled with a multitude of trees as well as flush pavers and areas for gathering and community interaction. Wide sidewalks accommodate pedestrians and outdoor dining, while the central space can host farmers’ markets and other seasonal events. Parking garages with electric vehicle chargers are located underground, removing the bulky structures from the public realm. A future light rail station will provide a connection to downtown Dallas.
