The Hermas development features four office buildings organized around a central courtyard, creating an intentionally collaborative environment and a new commercial centerpiece for Lusail, Qatar’s second-largest city.

Connected by light rail and metro to the urban centers of both Doha and Lusail, Hermas provides sustainable commuting options through transit-oriented design and boasts a direct connection to the waterfront along a green corridor.

Characterized by a triangular motif punched into the masonry façade and long bay windows, the design presents as both extroverted and introverted, echoing the overall massing which optimizes shading of the inner courtyard while welcoming visitors through slim entryways. Each building comprises nine floors of office space while an amenity-designated tenth floor connects all four structures at the roof level, creating a comfortable microclimate in the courtyard beneath. With roughly 45,000 square meters of rentable space, the expansive office levels boast 3.3 meters of clearance while the ground floor lobbies and retail spaces stretch to 4.6 meters, creating airy rooms for an enjoyable shopping atmosphere.

Community interaction and collaboration are prioritized at every level of the development. More than 1,200 below-grade parking spots ensure the street level is cleared for pedestrians, while at level 4, a landscaped skybridge strings the buildings together. The connecting top-floor amenity space houses an office headquarters, spa, gymnasium, and fine-dining restaurant, elevating the development from a company complex to a rich, mixed-use zone.

Employing passive heating and cooling techniques in the inhospitable Doha climate, Hermas is LEED Certified and has a 5-star QSAS rating. The project draws on ancient Middle Eastern building practices to reduce energy consumption by minimizing the use of glass and selecting efficient materials and cooling systems.
