A core component of Bangalore Airport City, BIAL Prestige Center is a mixed-use development that acts as a gateway to Bangalore. The development is defined by a dramatic roof canopy, which acts as both environmental infrastructure and a visual landmark.
As the first plot within the Bangalore Airport City masterplan, the 140,000 m² mixed-use development combines workplace, hospitality, retail, leisure, and cultural uses beneath a unifying super canopy which spans the entire site.
Acting simultaneously as public infrastructure and an environmental engine, the canopy generates solar energy, harvests rainwater, and provides acoustic insulation in direct response to the site’s microclimate. The canopy also provides the development a recognisable identity—from the ground and from the sky.
Beneath the canopy, a collection of buildings is arranged around a central lake, creating a vibrant public realm at the heart of the scheme. Inspired by Bangalore’s historic water tanks, an interconnected network of artificial water reservoirs constructed to safeguard against water shortages, the lake responds to local environmental conditions and draws the varied programme together into a coherent urban place.
BIAL Prestige Center accommodates a lively mix of social and cultural uses: two hotels, a 2,500-seat performing arts theatre, a flexible black box auditorium seating between 500 and 1,500, and a wide variety of retail, leisure, and workspace. Together, these uses establish the development as a new centre of civic and commercial life for the city.
Located adjacent to Kempe Gowda International Airport, one of India’s fastest-growing aviation hubs serving the country’s technology capital, the project sets the foundation for Bangalore Airport City Ltd’s long-term masterplan which transforms the airport precinct into a thriving mixed-use urban centre.
