One Vanderbilt Speaks to the Future of Cities, Says Urban Land

The KPF-designed supertall was lauded by Urban Land magazine for its public connectivity, elegant craft, and sustainable performance.

At 93 stories, One Vanderbilt is the tallest office building in Midtown Manhattan and the fourth tallest building in the city. With a three-floor observation deck, direct access to transit, private office spaces, a restaurant, and an entire floor devoted to tenant amenities, One Vanderbilt contains a variety of programming to enliven the Grand Central District all while harnessing sustainable design principles to reduce carbon emissions.

The article praises the carefully crafted design of the building, specifically noting how the tower’s base responds to its context and accentuates the view of Grand Central Terminal. “The density of the [neighborhood is] accompanied by … a very transparent and open base,” says KPF President and Design Principal Jamie von Klemperer. Underground, the tower connects to the station, offering access to the public. With “this connection between a private building and a public space,” One Vanderbilt serves as a model for future buildings in New York City.

The article also applauds the economic success of the supertall. SUMMIT One Vanderbilt, the three-floor observation experience, alone “generates north of $100 million dollars in revenue annually,” according to the article. With many notable tenants in banking, law, private equity, and finance located throughout the rest of the building, One Vanderbilt is 99 percent leased at approximately $300 per square foot, the highest rate in New York City.

Furthermore, the tower’s sustainable strategies move New York City toward decarbonization. Equipped with rainwater management systems, optimized energy systems, and low-carbon materials, One Vanderbilt leverages technological innovation and a scientific approach toward environmental design. KPF achieved LEED v4 Gold status at One Vanderbilt, a rare feat for a skyscraper.
