North End Development

Located at the intersection of several evolving neighborhoods, North End is an active, walkable destination that engages its context and acts as a model for the densification and pedestrianization of car-centric cities.

One of the largest developments proposed in Dallas, the 11-acre North End project stitches together nearby neighborhoods of Victory, a primarily residential area and home to the American Airlines Arena; Uptown, a business district; and Downtown Dallas, by mixing together a variety of uses, including residential, hospitality, office, retail, and F&B. The Ross Perot Museum of Natural History is located directly adjacent to the site, adding a cultural hub to the mixed-use development.

KPF’s master plan for the site is organized around 1.5 acres of contiguous green space that serves as the conceptual heart of the project – forming an urban arboretum that links the nearby Katy Trail and Klyde Warren Park. The ground plane surrounding the park is lined with pedestrian-scaled programming to activate the walkable streets.

Outward-facing retail, restaurants, and generous sidewalks create a dialogue with the neighborhoods that surround North End. The porosity of the development encourages commuters, residents, and visitors to travel on foot through its central park. New and expanded bike lanes and a future DART station adjacent to the site make the development and wider city easily accessible through sustainable modes of transit.
