Two Kingdom Street forms part of the third phase of development to Paddington Central, a large mixed-use development located on the Goods Yard site to the north-west of Paddington Station. The building fronts the newly created Kingdom Street, a pedestrianised boulevard with extensive landscaping, linked to the open central meeting space of Sheldon Square.

Oriented towards Sheldon Square and in line with the approach from Paddington Station, the 10-storey speculative office building is entered through a dramatic double height reception and full height atrium animated by six semi-scenic lifts providing circulation through the building and providing a dramatic backdrop to the entrance lobby and excellent views to the north and west.

While the architectural language of Two Kingdom Street speaks the same as its surroundings, steel mullions fixed to the full height glazing panels, which maximise daylight to the office spaces, create a mix of light and shade which makes the façade appear to shimmer. Step inside the building and simple materials – concrete columns lit with ‘halos’ and illuminated fins subtly - animate the double height space with acoustic fins at one end muffling the potential echo.

Beyond the reception lobby, the building opens up into a chasmal glass atrium extending the structure’s full height and acting as a buffer to the busy elevated Westway that leads into central London. The semic-scenic lifts travel up the atrium space with black water pools providing an illusion of greater depth. To the Westway side the office floors taper to a ‘prow’ continuing the diagonal lines across Paddington Central emphasizing the presence of the building to the road. Adjacent to the prow is the fire-stair, likewise glass clad to increase daylight to the building and encourage use by the occupiers.

The accommodation is predominantly intended for office use. Distributed over 10 upper floors, Two Kingdom Street provides a total of 21,268 sq m (265,101 sq ft) of premier office space. Typical floor plates measure approximately 2,406 sq m (25,900 sq ft) (net), and are designed to accommodate up to three sub-tenancies per floor. Approximately 2,322 sq m (25,000 sq ft) of studio/small business accommodation is also provided on the lower levels. This accommodation is located below street level with access provided from Kingdom Street through a separate entrance lobby at the western end of the building.

The building achieved a BREEAM ‘Excellent’ rating and boasts low emission chillers, specialist glazing to reduce solar glare, solar panels to the roof and passive light control facility.
