Draped in white cladding in homage to the region’s traditional thobe garment, the Kamal Development is a dynamic presence on the Persian Gulf in Doha, Qatar. An ellipse at its base, Kamal’s tower tapers as it rises toward the sky—a sculptural edifice at the water’s edge. A monumentally scaled aperture in the upper portion of the mixed-use high-rise opens the building to the city and the sea. Like the tower’s carved profile, Kamal’s retail podium echoes the natural curves of the shoreline.

The Kamal Development is located just north of the city’s Corniche. A jetty extends from the site into the gulf, allowing visitors to travel directly from Doha Airport to Kamal by boat. The tower rises 410 meters. The widest façades are oriented to the north and the south. The narrowest façades are to the east and the west. Approaching the development from the waterside reveals the east façade’s V-shaped taper. The upper half of the tower is split by a 38-story opening, its shape an abstraction of minaret architecture.

Covering most of the site, the podium’s organic form reaches down toward the water, creating a prominent presence on the gulf. A landscape of meandering paths and grass-covered berms wraps the base of the project, integrating the built and the natural and softening the site’s change in grade.

Establishing meaningful connections to the existing Doha landscape and landmarks is critical to the success of the Kamal Development. One such relationship is between the jetty and the Doha Tower and Convention Center, a project currently under construction on a nearby parcel. The podium incorporates this axis via a circulation corridor that links the shopping zone to the jetty. The recently completed Museum of Islamic Art to the south and the aperture in Kamal’s tower create another prominent axis.

The Kamal Development contains retail, office, hotel, and service apartments. With four stories above grade and five below, the podium houses shops and a parking garage. The retail zone is oriented toward gulf views and connected to the beach on two levels. Below-grade parking for retail customers is accessible by elevator to most of the podium floors, easing the transition from car to mall.

Floor-plate size is tailored to specific building functions. The tower’s tapering shape provides larger floor plates suitable for offices on its lower levels and smaller floor plates appropriate for hotel and apartment layouts on its upper levels. Offices occupy floors seven through 30, service apartments are contained on floors 33 through 52, and hotel rooms are located on floors 54 through 75. A 78th-floor hotel sky lobby provides guests with a sky-high perch overlooking the Gulf.
